Full property management
Summary of services for our Full Management Service
- Arrange annual CORGI Certificates for Gas and Electrical, Soft furnishings inspections in accordance with current legislation
- Collect rent and account to Landlord on a monthly basis
- Supervise the management of the property and deal with tenants problems
- Liase with tenants – occupation and arrange for eventual vacation of premises
- Carry out periodic inspections of the property (first after 4 weeks)
- Carry out full inspection of property when tenants vacate and arrange for repairs and cleaning to be carried out (if required) and deduct from deposit
- Negotiate tenancy terms and review rents
- Preparation of accounts
- 24-hour emergency call out service.
- Obtain estimates for insurance work
- Arrange specialised Landlord insurance (if required)
- Check inventory
- Arrange repairs and emergency maintenance.
- Advise tenants of their obligations under the terms of the tenancy agreement
- Serve tenants with two months notice to quit, when you, the landlord wishes to terminate the agreement
- Advise tenants of their obligation prior to them moving out

* The cost for gas, electrical certificates and soft furnishing certificates is approximately £119.+ VAT. This includes a basic gas bioler service and carbon monoxide and smoke detectors fitted if not present.
