Detailed below is some information that may help you in understanding what you will need to do as a tenants:

MOVING IN DOCUMENTATION

HOLDING FEES

This is paid to hold the property and to stop any other person viewing the premises. The holding fee will only hold the property for approximately 14 days after this you shall have to start to pay rent on the property. The holding fee must be paid by each individual from the age of 18.

£100 per professional person (except if married then only £100)

£250 per student

TENANT INFORMATION FORMS

Each person aged 18 and over has to fill in a tenant information form (this is law). These must be returned to our office approx. one week before you intend on moving into a property.

REFERENCES

We require two references per person, which need to be handed in to our office at least 72 hours prior to the moving in date. This is so they can be checked, please ensure that you have informed the person giving the reference. If you require us to write off for your references we need all paperwork back 5 days prior to the moving in date.

The references we require are listed below:

PROFFESSIONALS

Employer’s reference: this should be on headed paper and needs to state your current salary and how long you have been employed by the company.

Character or Landlords reference: this should be from either your current Landlord or a friend who you have known for 2 or more years.

SELF EMPLOYED

Accountants reference: this needs to be on headed paper and needs to state how long they have been your accountant and what your earnings for the previous year was.

Character or Landlords reference: this should be from either your current Landlord or a friend who you have known for 2 or more years and is a homeowner.

STUDENTS

You only need to supply the Guarantor form (we will supply this form for you to complete). This needs to filled in and signed by a parent or relative who lives in the UK and owns his or her own property.

MOVING IN FEES

These can be paid on the day you are due to move in to the property by Cash, Debit/Credit Card or Bankers Draft (please note for credit card payments we charge 2%).

If you would like to pay by cheque we need to receive this 5 working days prior to the moving in date to ensure that the cheque clears in time.

IDENTIFICATION

We will require photographic identification for each person who intends on living in the property – passport, photo driving license etc.
